Amid a high-stakes career as one of Central Texas's top commercial real estate agents, Gayle Berkbigler, CCIM, has never lost sight of the human side of her work. Case in point: a client who recently left the corporate treadmill and approached Berkbigler with a dream. “My client is passionate about baking and is ready to open her own bakery and bistro,” she says. “We are working together to find the absolute perfect site.” Once Gayle negotiates the best deal possible…she is passionate about walking her clients through the arduous and complicated next steps of the process, connecting them with architects, lenders, General Contractors & permit expediters to create a smooth process from beginning to opening the doors.

Her years in the Texas oil and gas industry prepared Berkbigler well for her shift into commercial real estate. For more than 25 years, she has guided clients seamlessly through hundreds of complex transactions, and her skills as a negotiator have earned acclaim. 

“Many in my field specialize in one area or another. I have done it all—everything from sales to leasing & investing of industrial, office, medical office, and retail spaces to land development,” she says. In 2021, Berkbigler joined forces with Compass RE, LLC, with over 21,000 agents, one of the largest and most successful real estate brokerages in the country, helping establish the company’s commercial real estate division in Austin, Texas 

The Power of Education

No story about commercial real estate is complete, says Berkbigler, without understanding the critical importance of the CCIM certification. “Certified Commercial Investment Member—or ‘CCIM’—training is the gold standard in commercial real estate education,” she explains. “This is an internationally recognized designation; these courses allow brokers everywhere to speak a common language to collaborate—and represent their clients—more efficiently.” The training consists of 160 hours of core courses and a rigorous six-hour test. “It has been referred to as having a Ph.D. in commercial real estate,” she adds. “The benefits to our clients can’t be overstated.”  Gayle has served on the board of directors for the CCIM Central Texas Chapter for many years and served as the 2019 Central Texas CCIM President.

CCIM-certified agents do much more than buy and sell commercial real estate: They can help prospective investors decide whether renting or buying is in their best interest and can even predict a potential property’s net operating income well in advance of the sale. “I have access to client resources other agents don’t have, such as Esri—GIS (Geographic Information System) mapping software—at my fingertips,” Berkbigler says. This system allows her to enter an address and run detailed, exclusive demographics of all the households in the area. “My clients have access to the same analytic tools huge retailers use when deciding on a new location,” she adds. 

When she is not finding clients the perfect commercial space for lease, purchase, development, or investment, Berkbigler is busy turning her lifelong passion for golf into a force for good. She is organizing her 23rd golf tournament to raise money for scholarships and other educational endeavors throughout Central Texas. Berkbigler’s passion for education extends to her clients. “This is an incredibly complicated field and I love sharing my knowledge with them,” she says. “It’s all part of helping people accomplish their dreams.”
