I have had the unique pleasure of working side by side with my investor clients for the last 20 years, by not only helping them find solid investments, but in being involved in the ongoing management of each property as well.  I'm a strong believer that good analysis facilitates good investments.  My investors come to me with goals they want to achieve and I work specifically to help them achieve those goals.  Because of my background in property management, I've had a lot of success investing myself and I understand a lot of the nuances of how properties operate.  I often invest along side my clients and buy in as a partner with my clients on the properties I recommend.  This diversifies risk both for my clients and myself and is a way of not competing with, but working with my clients toward a common good.  As my niche, I specialize in distressed real estate assets that have a strong potential for strong cash flow.  It's easy for agents and investors to calculate high IRR's by factoring in high appreciation on an asset, this is a problem as future values are quite difficult to forecast with a high level of certainty.  But Cash on Cash tells us how our passive income will be impacted.  For investors that are looking to build passive income- I am the agent you want on your side because that is my specialty.  If you're into lots of speculation, my mind just isn't wired that way, so you'll likely be frustrated by my conservative nature.
